Best place to buy niche specific banner ads?

Where do you guys buy niche specific banner ads? Do you go through networks or do you contact the sites where you would want your banner directly? If you use networks, which do you use?

Do not use the banners provided to you by the offer as 99% of the time, they are not designed for a direct response setting.

No, I meant in a media buying sort of way.. I have a client that would like to buy banner ads, site sponsorships.. that are relevant to his sites..
