I just recently found this thread and went through it. Luckily I had a local style site that I haven't been promoting with a nice domain name. I'm planning to revamp this with WPMU and begin doing the directory style site with leasing, etc.

My question is- those of you who went with WPMU for this, what themes were you using for the clients directory pages?

Well, I want each site to look individual more like a legit site, rather than just a directory listing (what that seems to make it look like). That way conversions will be better, and it will act as another potential upsell. Although I'd still like to keep some universal widgets on the side for Top local businesses, new business listings, or something to that extent.

Pretty much the only thing I want to look like a suedo directory is homepage.
 
Another question about local Keyword search with external keyword tool. When searching their is a column that says local searches, does that mean people in my town are searching those terms that much? For instance, the search for chinese food is much larger than my city "chinese food".

I know this is a dumb question, but I just am wanting to clarify, this is the first time I've targeted local anything.
 
The local column shows results for what ever you set it to. By default i believe its the entire US.
BTW you are using exact match, not broad right?
Also you might want to check out the search based kw tool (google sktool) to cross check your results. I still do not know exactly why, but some of these results vary massively, eg 20K in normal external tool, 500 in sktool.

Yes using exact match external keyword tool. The most searches Im finding exact match is 120. Most are around 20-50, is this too low to be worth it?
 
Just giving an update on this. I've started a local SEO biz in my area and we are starting to get clients interested in the directory page! It tends to be after they use our other services and find them to be quality.
