How to pick what site to buy?

If you were looking to buy an already developed site to takeover the reigns of. What would you look for in the site?

There are a ton of sites out there with website classifieds, and plenty of listings. I'm just wonder how you'd go about sorting through the crap and finding the gems.

good one, i'd imagine i'd go after a site with lots of good backlinks too.

For me, something that I feel will hold up in the long haul. Not a myspace site, not a new free hosting site, etc.

Natural traffic, decent age to the site, a good base of content, easy back end for updating. Those are probably my biggest deciders.

I look for something I feel like is undervalued or something that I think I can increase revenue for right away.

I try to look for more unique sites rather than same old, same old...

One word, "potential".
I think seeing which sites have potential is a complex thing but very valuable once mastered.
