Just wondering if any of you have a decent property portfolio? I'm having trouble keeping track of my tenants rent coming in... Do any of you use property rental management software? At the moment am using spreadsheets which has become a bit of a task every month.

Ideally am looking something that will integrate into my property account and automate most of the paperwork involved such as invoicing and repairs.

Several property managers i know use rent tracker. I don't know if its the best though they're pretty old and retarded.

Gday Goldie, I myself am a commercial property manager by day AM by night. I also have several resi properties currently tenanted (after starting as a resi manager i soon realised how fucking slack they were and how investors properties get fkd by tenants) so i manage myself.

Anyway tenantfile.com is actually one of the better ones I have used (for a small portfolio standalone software point of view). I normally use CMS or MRI but they cost a dickload and are generally corporate editions.

Anyway look into the one above, it may help.

Good luck with the investements.
