Check out digitalpoint forums. Just search for social scripts, myspace clones, whatever in the buy/sell section.

In terms of myspace clones phpfox has the best out of the box functionality, it isn't cheap but much better than any of the free crap out there IMO.

Never used it, but it looks like a really good start, plus according to their site:

You can get a FREE trial version of Mortgage Software.

So, you can test it out and if you don't like it, don't buy it.
