Selling targeted advertising to brick and mortar businesses

I'm thinking about trying to sell targeted traffic to brick and mortar businesses in my area. I don't have any experience selling but I know if I present the offer right I can make it happen. What's the best way to approach a business? Cold calling? Walk in? I was also thinking about putting up a posting on Craigslist for a commission only sales job and see if that approach might work. Let me know what you guys think.

I'd have to see what the turn time is from my traffic source. I'm trying to sell packages of 500k impressions, just don't know if cold calling is the way to go or actually face to face.
 
Doesn't sound like targeted traffic if you're selling it based on impressions.

I don't do local but if you come to me and say "wanna buy 500k targeted impressions?" I'm going to tell you I'm not interested. Smart businesses want targeted leads. I would buy if you said "I can deliver a customer to you for $20 per lead who matches your target demographic and has signalled interest in your offer/service"

That makes a lot of sense. How should I approach businesses, through face to face contact or by phone first?

The same traffic source has non-targeted impressions for sale as well. The only targeting it has is the clicks are from the US. I'm thinking about doing a test on a small amount of CPA offers until I find a winner and then scale up. I've never really done CPA though and have a few questions.

How many impressions per offer should I run to do a decent test?

What would be a good CTR and conversion on this type of traffic?

I know a lot of you are going to say test it, which I will but I'm just trying to get some ballpark figures.
