A real estate broker is looking to create a web site from scratch. Must have "include" files that allow us to change the address, the menu, etc from one place instead of going page by page.

Absolutely must have top-quality design skills. Please PM me your previous work and your price.
 


I'm not personally interested but a few months back I customized an off the shelf premium wp theme that really impressed me. Don't think I could have duplicated all the feautures for under 7k. It was just a beautiful chunk of code. The backend while intricate still allowed the owners to take care of their site after a couple of hours of instruction. The front end look beat out their competitors from the get go with very little design work from me.

Aware you mentioned creating from scratch, just thought you might find this interesting.
 
There are SO many templates out there for real estate. Go look, find, buy, customize to fit your needs. Since they come with PSD files in many cases it's easy to replace "people" or other images on the pages so it's unique.

If you decide to go with the 'from scratch' part - it will at least give the designer a place to work from.

The includes part is no big deal for anyone who would be helping you.
 
I would be ok if the designer started from a template. There is no reason to start from scratch since that would cost more money and take more time. But I would like to see what the designer wants to do so that I could judge their designer skills. Designing is not just about computer skills, it's also about artistic ability.
