Monetizing Distressed/Motivated Home Sellers?

I've got a foreclosure site offering various solutions for people facing foreclosure. I've got all of the offers you'd expect, but for some people quickly selling their home is the best solution.

I've searched for affiliate programs for companies such as webuyuglyhouses.com, but I can't find anything.

I was thinking about putting a form on my site for people to receive an offer on their homes from private investors, but I probably wouldn't want to deal with the hassle of calling investors all over the country whenever I get a lead, negotiating finders fee's, ect. I'd want an automated solution.

Any ideas?
 


maybe something to do with realtors? Is there an affiliate to help people find a realtor? Sorry if you've already done that :\
 
how about some payday loan services and possibly some bankruptcy and credit repair affiliates.

Thanks for the tips guys, I've got all of the bases covered as far as quick loans, refinancing, ect.

But there comes a point when the home owners face a choice between bankruptcy (And yes, I've got a law offer for that) vs. selling, and selling is sometimes the logical choice.

So I figure if I can easily collect some desperate seller leads then they should be worth some cash to someone. But it'd be hard to call investors all over the country on every lead, I'd rather find a CPA program that's looking to buy distressed properties. I know the investors exist, but there doesn't seem to be much of an online lead market for them.
 
build a network yourself of investors. That's what I've considered doing. Then have them enter all zipcodes they're interested in purchasing homes. Then email them an update that says "Hey we have a new lead in your area, please come visit foreclosureleads.com" Then they login and are shown the basic info on the person willing to sell the home, but of course not the contact info. If they want to buy it create a way to do that with paypal or whatever.

OK, investors aren't really buying right now. Everyone's waiting for the market to tank further, which it will. Investors can't even get loans because the market is so tight on underwriting guidelines that it pushed many of them out of the market.

I go to all the seminars and track this daily in the news. The word on the street is cash is king and they are all liquidating and saving for the big real estate bust which will be end of 2007-2009. The market in many areas will depreciate another 20-30%. That's when the investors will step in big time. Look for the asians to buy a lot of real estate. Yes, asians will be a huge investment pool.

So these leads are only good for short sales, BK, victims of predatory lending, class action lawsuit etc.

However, I really don't think the methods of capture the lead and fwd for a fee will do good with these leads because there is no one way to solve their problem. You have to have options and they want to talk with you and write you emails about how bad it is and their lender sucks .

The people that buy foreclosure homes actually mostly specialize in contacting the home owners pre-foreclosure. They know they are in trouble by the initial foreclosure filing. The problem they have is that all their competitors get the same list that they do. Your leads would seem to be especially valuable to these buyers as they have not neccessarily already recieved a foreclosure notice, thus wouldn't be on the same list that everyone else has.

I could take anything from the New England area off your hand. I have investors who buy cash, close quickly. They'd love the extra leads.
 
Actually this is incorrect. The real good buyers market to find people pre this stage. Once it gets filed by the lender every douche bag and their mother is contacting them. There are definitely leads in this marketplace that are worth some money. Ideally the ones that have a loan that's 20-30% below market value and are will to transfer the home to you and keep that loan in place also known as a carry. These are still gold and worth some good money to the right people. As I mentioned above if you could make a system that would show people the basics of the leads and then let them bid on them based on that info you could make a nice little business. A lot are going to go for nothing but some will go for 100$+ I bet.

This would be know as a wrap loan.

The problem is that 99% of borrowers that are delinquent and or in default have no equity. So it doesn't matter when you get them because there is no value to an investor. The smart ones are just sitting and waiting. Liquidating cash.

Values are going down and stripping what equity they had left. Couple that with the mortgage market where investors (unless they have cash) can't get a loan. Stated income loans are being discontinued daily by major lenders.

I think this system that you talk about is good but in a completely different twist ;)
