replacing shower pans because no liner was used at all, after a couple years of use it starts to leak. costs the new homeowner $2500 cash for us to come in and fix.

...keeps my dad busy.
 


Hey Guys try living in Vancouver. Housing priced dropped 20% when they crash happened and is already up above what it was when it crashed.

The Australian market is due to crash. I'm amazed it hasn't happened yet.
I'm not so sure of that. A couple of unique factors (mining boom, low unemployment rate, high immigration rate) mean I think there might be a while to run on the Australian property market.

Interestingly, AMP (I think) put out a report on the historical growth of property and equities for like the last 100 years (in Australia) - and they found that the return on both was exactly the same, 11.5% p/a.
