Without knowing the niche/site and the sources of revenue there is no way anyone can accurately estimate a value.

You state you are making $600+ a month... maybe the party interested in your site has a better way to monetize it and can bring in triple that amount. The site would be a steal at $10k.

I definitely wouldn't counter with an $30k offer though.

I don't remember where I read this, but I seem to recall the common price point for selling established websites is for x2 its annual income.

at $677 a month, thats $8124 a year. If you counter offer I'd go with 16-17k, or maybe a little higher and see if he tries to barter it down.

I'd like to find more information on evaluating website worth. In my business ventures offline most everything was done on around 2-3*annual profit=value+goodwill, but it seems like established websites are going for all different kinds of prices.. anyone have good resources to read up on this?

You gotta figure what the site means to you personally... its either take the $10k-$15k and invest in other ventures / have fun with the money OR enjoy growing the site to make even more money (or less... you never know). Good luck!
 
What were the circumstances that led to him wanting to buy it from you ? , this would help in knowing how much he is interested in paying for it, do you have any info on him can you check him out to get an idea of the kind of buyer that he is, if he is a pro and he offered you 10k depending on the circumstances he may be prepared to go higher to around 15k no problem.
 
Based on the sites income, I wouldn't pay more than $7,000 - $8,000. $10,000 is an outstanding price.
 
i was offered $40k for one of my sites a while back.. didnt take it. Probably should have, its gone downhill recently.

I've done a counter offer of $35.000 for the complete network of 13 or more sites on the niche... I know it's a lot but for some reason I don't care if he buys it or not because I like getting the $677 a month from the site. I don't want to sell it in lease it is worth it.

I know a lot of people will say, "your dumb asking for such a high price". All I have to say to them is I don't need him to buy my site I am perfectly happy building my network on this niche. I don't depend on living by selling this site or network. He came to me asking to buy the site.

Seems like you should be making a lot more than $670 a month with the ranking of those terms. Besides adsense/ContentLink, how many other ways have you tried to monetize the sites? Selling direct ads or working directly with a related merchant should be more lucrative than adsense.
 
I would have to agree with some questions asked already. Can your site be grown any more? If it can then you should keep it. If not than sell it, but if you are making $600 a month.. I would ask for more, like $15,000.

But if it was up to me to decide... I would just decline the offer. I rather have money coming in every month.
 
Good for you on the counter offer. I read this thread late and I couldn't believe all the people telling you to counter offer low or not at all! He came to you, obviously he's interested. If you CO too high he'll just try to bring you down but it's not like he would be offended and not respond at all. AND you don't care if you sale or not so what have you to lose? Some people are just scared to make money, I swear!
