My wife and I are sick of where we live.. Basically most people who live here (northeastern ohio) don't want to live here. A lot of overcast cloudiness from the great lakes and it's just depressing most of the year. The only thing that has held us back from moving is family, but we don't want our child/children growing up resenting us because we chose to stay in a shitty area with bad weather and nothing to do.

So we want to move out of state to a place that meets the following criteria:
  • SUNNY! (Something we lack much of)
  • Warm weather most of the year, preferably above 65+ for 10+ months of the year.
  • Good school system / community, we have a 10 month old daughter and want at least 1 more kid.
  • Within reasonable driving distance of an ocean. (Less than an hour or so)
  • Approx $200k budget.

I'd say the most important aspects are a good community and weather.

Any ideas? We were thinking something near a city like Tampa, but really haven't done much research at this point.

Yeah, no way you're living in San Fran for $200k.

Southern Florida is definitely a fit, as there's plenty of affordable housing down there. The job market is about as cold as Florida is hot, so keep that in mind for now (not that you need one for yourself, but it's not just you that's moving down there).

Charleston, SC, specifically Mount Pleasant. Your budget is good (it's a 'wealthier' area but still really affordable), some of the best schools in the state (Wando HS is a USNews silver medal school), it's on the coast, sunny and warm most of the year, and taxes are much MUCH lower than Florida in every way.

Higher end but this gives an idea:

Mt.P is right on the beach.

Usually can tell a lot by a school's band program, Wando is a grand national finalist and all the feeder schools are top in the state.

This area or Summerville, SC.

30mins from beach.

Wife and I just bought 100 acres in western Tennessee.. Looking at the closing check as I type.. Cost of living is low, no state income tax, property taxes and staggeringly low.. And so far, everyone we have met has been incredibly polite.. Figure by the time we are done with the building we'll have around $400k invested, that includes building the private lake..

We are coming down from Northern Indiana and can't wait to get down there..

I've lived in California, would never do that again.. New Mexico was pretty awesome, but there is a wide gap between economic classes there.. Very little middle class.. But 360 days a year you can ride a motorcycle.. And the open desert is never very far away..

San Diego for sure. There are not-so-expensive neighborhoods like Mira Mesa (15-20 min from ocean) or you can live like a baller in La Jolla (literally on the ocean), but that'd be expensive..

lol @ saying anywhere in California is "not-so-expensive"

I second the South Carolina idea. The Myrtle Beach area is really nice and there's great deals down there right now. It can get cooler in the winter months, but there's tons of stuff to do and it's near the ocean which is great. I'm definitely planning on buying a condo on a golf course down there at some point so I have a place to get away for golf vacations.

You could practically steal a place in FL right now because of all the foreclosures. I'm not sure if it's bottomed out yet or not though. In terms of area, if you are looking in the Tampa vicinity I would check out Sarasota / Bradenton personally. I've had enough of FL though. Gonna head up to North Carolina pretty soon I think.

What do you mean when you say 200k is not enough?

Do people just buy houses in cash?

That was my bad, $200k is doable if you're renting but I didn't know they were looking to buy a place. I think you'd be hard-pressed to buy a place under $200k with his specifications :(

yeah, wouldn't really want to move *that* far away from relatives here in Ohio anyhow. That's a 4 hour flight opposed to just an hour n' a half or so to Florida.
