Rant of the moderately wealthy...

Ever done any reno work yourself? The next house I build, I'm going to build it myself by directing the trades rather than paying a builder (or contractor as you guys call it). You can usually save 15-20%.. but then again I've done a shitton of reno work - I could probably build a house myself if I dedicated enough time.

It's actually pretty easy, you just need to do things in the correct order.
 


So I get up $325k to reno my house and the stupid contractor revises the quotes to $425k. It's day 4 since getting this shoved in my face and I'm still pissed.

So another six months of working really hard to dig up $75k which will go to some contractor but not that one.

My stupid roof on my house is leaking so I can't put off renos forever.

And I'm thinking when I was 23 and living in a flophouse with 6 other people of which 4 were drunks, with no money for food, life was a helluva easier. And MUCH simpler.

Jeepers, and I HAVE TO DO MORE TAX WORK AGAIN. Just did my corporate and now I have to calculate my t4s and then it's my personal tax.

Yea, its better to be young and poor then wealthy with alot of headaches. The damn responsibilities!! Sucks, but c'est la vie..

Anytime I want work done, I hire my Salvadorean friend without a contractor's license who does work in half the time at 25% of the cost. :liebe028:
 
Guarantee its #3 and OP went with the lowest estimate. I would even be willing to bet the other 2 estimates were for close to the 425 that the other contractors quoted. whats the rest of the story OP? There is more to the story that you forgot to mention in your post

5 builders were solicited to build on the project, which involves putting another level on the house.

3 waved their wet fingers in the airs and came up with a number.

2 submitted written quotes. One just upped their quote to $425k while the other one submitted a preliminary of $270k. So I gotta go back to the $270k guy and see if he was serious.

And what the fuck has this place ever gone downhill if you guys think this is a bragging thread. A six-fig income for a forty-year old guy with wife and kids
living in Vancouver is strictly middle-class.

It used to be if you admitted making just $100k yearly in this forum people laughed at you and called you a WAFO idiot.

Just adding a story? Are you remodeling kitchen and other baths also?

Is it an 4,000 sq ft home you are converting to 8,000?

It's a Vancouver reno.
The market has gone completely nuts because of Asian money from the west and oil from the east (Alberta). So all the contractors think because you are a home owner, you make a million a year.

The following screencap should explain a lot. Look at the the houses, completely ordinary. These houses all went for $200K-$300 about ten year in my neighbourhood. Look at the prices now:

those prices are high, real estate and the quotes. Take the addon to the $270k bid and tell them to submit a new quote. Or start the bid process again. Or give up 40 hours/week to be your own GC. If you know what you're doing and you want daily headaches.

And make sure you know your contractor's terms for change orders and overages, i.e. cost, cost plus, flat, etc.

So you are planning to spend $325k to do a reno, but you need to work "really hard" to make another 75k? What are you doing..

For sure haters in this thread. Most of you ass clowns I know for a fact have ZERO experience about real estate because you either still:

1. Live in your mom's basement
2. Live in a dorm
3. Didn't know what you were doing with RE to begin with and got fucked and now sing praises of living in an apartment/RV/condo b/c you didn't understand shit anyways.
4. Living with someone else, like a GF or friend.

First of all, get use to this. This happens all day every day in every industry. Not sure why you mad, this is common in everything in life and business.

If you having to work really hard ( congrats on that for not being lazy ) for 6 months to "dig up" 75k, then you did this whole bid wrong bro. I am not trying to slam you, but if your spending $325k on your home, and have to sweat some small details like an extra $75k, then you spent way too much on the reno. I know you in Vancouver and such, but it sound like with the money you had on hand/available, you should have just only fixed your roof and left it at that. Dump the other reno's for now and piece them out bro. Fix the roof only and save your money.

Why does your home need so many reno to begin with? Was this a fixer upper you bought and now its too much, or is this a house you have neglected for years and years? Either way, something seems a bit off.

You need to get a system in place where you spend very little time on this. If you can afford $325k on renos ( even though $75k is stressing you out ) then you should have enough to pay a full service CPA and tax attorney to do EVERYTHING for you and have this shit done for a small monthly fee. Get on this.

As far as everyone else.. When you do homeownership right and you know what you doing, you wouldn't be talking about how stupid it is. My home was $300k and I havent put a dime into for 3 years now and everything in it is running solid. Shit happens though, weither you have a $50k dump home, a $500k home, a condo, or your moms basement.. shit happens. What you haters gonna do when your RV breaks down, your moms basement floods, or your neighbor's apartment/condo catches on fire and burns your shit to the ground with it?

They make this shit that call insurance. Pay it and be fine. Again, if your doing it right it isn't bad thing. While you live in your apartment for 3 years paying more then most mortgages, you don't get shit back out of it when you leave. I least I get some/breakeven/more on mine. Also, I dont buy shitty homes to begin with.

Sorry bros, I ain't having a landlord come in my personal space anytime they want or dealing with noisy ass clown neighbors that could burn the whole fucking place down with no fault of my own, living in a damp basement, or having my RV get stolen/have to clean the shitter every few days.

Fix the damn roof and save your money until after you've planned this out enough to where you can modulate the reno, or just live with what you have and smile at not having your home turn into a mold-infested hole.
