Tracking Software

I'm not sure if there is already a thread about this but I was wondering if anyone has a suggestion for finding an innexpensive and simple tracking method (software) that would enable me to recognize and track visitors and attach a code to a link when this person takes an action (cookie based - very similar to what affiliate network do). Direct track would be a good example for that but I need something very simplistic to start and to built on.

I'd like to start a thread to "build" something that anyone who needs tracking could go to and grab and that could evolve and become a generic version or open source for tracking.

There's a ton of packages out there so don't reinvent the wheel unless you have nothing better to do.
