If it was that good of a deal then some buyers agent would have already come in and showed the great deal to his client and took half of your commission. Rich people who are in the market for something like this have people looking for them and presenting findings. Sifting through the BS

Nah...this dude's prob making 5% commission. Unless it's different at this tropical retreat.
So dudes gonna make 1.5 mil, cool. But he's also spent the last three years busting his ass with the dude trying to sell the island busting his ass, too.
He prob is pretty desperate to unload it.
And, you'd think at least, that he was a pretty good agent prior to listing. I'd bet he could've made more in the past 3 years putting the time he put into the island into promoting and listing smaller items.

That's about right. There's been quite a bit of money put into marketing many properties of different sizes, values, and locations. This particular property owner has agreed to a slightly larger commission to allow us to put more money into promoting the sale of his land. I'm just trying to come up with some creative ways to do it.

If a high end real estate agent can't sell it at that price, then it's too fucking expensive for what it's got. To modify an adage, the supplied does not meet the demands.

There is too much risk in you not paying. Better off finding 10 affiliates and signing contracts for them to promote it so there is some trust. If I owned the island especially in this economy I would just rent the island out for a weeks or months at a time for a few years until international property prices went back up.
