After some research, finally figured out why your client can't sell the island.

For this price tag, should come with a naked Ginger and Mary Anne.
I'd sooo promote this for you but the fact that you can just run off with the money / there is no trust there makes it a bit too risky.

Hello friend,
I think you should buy island. I hear very rich have own island private for vacation so other no can bother them.
Good luck bro
That's about right. There's been quite a bit of money put into marketing many properties of different sizes, values, and locations. This particular property owner has agreed to a slightly larger commission to allow us to put more money into promoting the sale of his land. I'm just trying to come up with some creative ways to do it.Nah...this dude's prob making 5% commission. Unless it's different at this tropical retreat.
So dudes gonna make 1.5 mil, cool. But he's also spent the last three years busting his ass with the dude trying to sell the island busting his ass, too.
He prob is pretty desperate to unload it.
And, you'd think at least, that he was a pretty good agent prior to listing. I'd bet he could've made more in the past 3 years putting the time he put into the island into promoting and listing smaller items.
